quire the contractual use/acquisition of a shaft of air a-
bove the subject organization's property, enabling the new high-rise to capture about $520 million in value.  The projected building is estimated to cost in the range of $400 - $500 million.

The entity owning the air rights/view rights may be the recipient of an annual rental payment of more than $1 million for the use of its "ethereal," yet important ma-
terial asset.  The sale price of the subject asset is esti-
mated to be about $40 million.
